Selling a home in today’s market is so much different than previous markets. Everything has changed with more foreclosures, short sales than ever berfore it is important to hire a Realtor who understands the ever changing market that we are in.I make it a priority to educate my self on these issues that affect home owners. I am a member in good standing with the Greater Nashville Association of Realtors and the Tennessee Association of Realtors.

When it comes to selling your home, I am more than just a Realtor, I rely on my extensive marketing and sales background and utilize every tool available. I think outside the box. There truly is more to home selling than just putting a for sale sign in your yard and hoping for the best. In this market were we have quite a bit of inventory, you need a Realtor who is creative, a great communicator, easy to work with, available, knows the buyer profile of your market, knows the buyers agents in your market.

What I Will Provide:

Professional Photographs: This is so important..so many times I look at photographs on the MLS and feel so bad for the home owner because their home is just not presented well. It is crucial that your home be photographed by a professional and as many photographs be posted as allowed ( 25 ) with great descriptions. This is your first impression in many cases.

Online Marketing:This is a big one..studies by the National Association of Realtors have shown that approximately 80 % of buyers do a preliminary search of homes on the Internet. Note that this number is approximate and may be higher now. Having an agent with a web presence and also that is web savvy is huge..I have a web site that gets a lot of traffic plus I am very ” tech ” savvy. I use video presentation via YouTube and Animoto. Your home will be uploaded to every major home search website for example, Realtor.com, Trulia, Zillow, Realtracs.com, Yahoo and many more.

Personal Marketing: I  have a very extensive network of contacts including buyers agents, investors and community members. I research top buyers agents in each market that I have a home listed and make sure they are notified of your home listing and up coming open house dates.

Consultation: I meet with each prospective home seller and discuss everything up front. I provide a comparative market analysis of your home, we discuss your home in detail including what I improvements should be made or not be made to the interior and exterior. I will be honest with you about pricing vs. cost of improvements and what you can realistically expect to get back in this market.

Contract to Close: In most cases if your home is priced correctly you should expect to have it sold in or around 90 days depending on the area you are in. When you receive an offer on your home I will help negotiate the best deal for you the home seller. Remember, as your agent I work for you and have your best interest in mind always.
