East Nashville Neighborhoods

East Nashville is made up of several neighborhoods. All of them are in different stages of transition and they are all wonderful. As a long time East Nashville resident, I have lived in many of East Nashville’s different neighborhoods and have been privileged to watch the tremendous growth that has taken place over the years. Basically East Nashville has a couple of  ” main ” roads that  that divide East Nashville’s neighborhoods, Shelby Avenue which divides Historic Edgefield, Lockeland Springs from Shelby Bottoms, Eastland Avenue which divides Lockeland Springs from Eastwood Neigbors, Riverside Drive divides Lockeland Springs, Eastwood Neighbors from Rosebank, Fortland Farms and Inglewood and Gallatin Pike/ Main Street divides the previous mentioned neighborhoods from McFerrin Park, Greenwood Neighbors, South Inglewood. This is very basic and really encompasses a lot of areas but if you are home shopping in East Nashville it should give a general idea of where homes are by location.
 

Historic Edgefield: ” Historic Edgefield was Nashville’s first urban neighborhood to begin revitalization.
From its development in the 1850’s, Edgefield remained an independent municipality until incorporation into the City of Nashville in 1880. Although over 600 structures were destroyed in the great East Nashville Fire of 1916, the neighborhood still boasts an eclectic mixture of antebellum buildings. An array of Victorian homes in many styles, Eastlake and post-Victorian Princess Anne cottages, Colonial Revival homes, American Foursquares and bungalows are found in Edgefield. The revitalization of this area has included construction of new single-family homes, zero-lot line townhomes and condominiums.

Edgefield is one of only two locally zoned “historic preservation districts” requiring that all new construction, additions, demolition, alterations and fences be approved by the Metro Historical Commission. Located just minutes from downtown, Edgefield extends from SouthFifth Street to South Tenth Street between Woodland and Shelby Streets.”

Home prices in Historic Edgefield range from the high 200,000’s and can go as high 500,000 and up depending on the style, extent of renovation and history.

Lockeland Springs:”  Lockeland Springs is one of the three historic neighborhoods in the urban area of East Nashville. Located just beyond Edgefield and East End from downtown, Lockeland Springs is roughly bounded by 14th Street and Eastland Avenue between Gallatin Road and Shelby Avenue, and bordered by Shelby Park.”

Because LockelandSprings is so close to East Nashville’s Five Points District, it is extremely popular with home buyers. Home prices range between 200,000 -500,000. Note that homes in the 200,000 price range in Lockeland Springs will be small and need either some cosmetic work or minor renovation. Occasionally a “ deal “ will come available in Lockeland Springs but they are rare.

Eastwood Neighbors: Eastwood Neighbors is adjacent to Lockeland Springs and divided only by Eastland Avenue. It is an eclectic neighborhood of different style homes, coffee shops, restaurants and a popular Nashville music venue and East Nashville pub, The Family Wash.

Homes in Eastwood Neighbors range in price from the high 100,000’s to the mid 300,000’s.

Inglewood:Inglewood has become increasingly popular with the addition of Riverside Village. Riverside Village is located at the intersection of Riverside and McGavock and is host a coffee house, sushi bar, dance studio and outdoor garden. Recently a European Style beer garden has opened called Village Pub. Inglewood home prices range from 100,000 up to 500,000. This depends on the area of Inglewood you are looking. In South Inglewood homes tend to be a little more affordable but will increase as home buyers and investors continue to buy and renovate. On streets like Riverwood, Moss Rose or any area close to the River homes are a little pricier.

Fortland Farms/Rosebank: Fortland Farms is a great area located off of Riveside Drive. Fortland Farms is great because essentially the whole neighborhood backs up to the Shelby Park Nature Center and Greenway. Home prices have definitely increased over the past couple of years and their is very little that comes available in this neighborhood. Home prices range from 160,000 to mid 200,000′s. Rosebank is adjacent to FortlandFarms and has the same appeal. They are both close to East Nashville’s five points district and affordable for home buyers. These neighborhoods have mostly ranch style homes and some of been renovated and some are waiting for the right buyer to come in with their creative vision.

Little Hollywood:Little Hollywood is a section of Lockeland Springs located just a short drive up Ordway Place and nestled in the hills of Shelby Golf Course. On streets like Bushnell, Lakehurst and Ordway or some of the most amaxing stucco cottages named for their similiar architectural style to those found in the Los Angeles neighborhood in the Hollywood Hills. It is rare that one of these gems becomes available. Homes in this area range from $200,000 to $400,000

West Side of Main Street – Gallatin Pike : Neighborhoods like Maxwell Heights, McFerrin Park, Greenwood Neighbors, South Inglwewood are located on the west side of Main Street – Gallatin Pike and should definitely not be overlooked. Homes are starting to fetch a pretty healthy price in these areas. Streets such as McFerrin, W.Eastland, Granada, Seymour,Sharpe, Greenwood and Douglas are known as McFerrin Park and Greenwood Neighors. East Hill is another great location it is on the west side of Gallatin on streets such as Fairwin, Delmas, Spain and Burchwood are some fabulous Tudor style homes that have been renovated and are still affordable. South Inglewood is also on the west side of Gallatin on Iverson, W.Kirkland, Baxter, McMahon, McIver,Gwynn, Broadmoor and Maplewood. Alll of these neighborhoods are so fabulous. Price ranges will be very diverse and ranging from investment pricing under $100,000 up to mid 200,000 for a turn key home.

Shelby Bottoms:Shelby Bottoms is located off of Shelby Avenue on the other side of Historic Edgefield and Lockeland Springs and is literally in the ” bottom ” of Shelby Park on Long Ave, Electric Ave and Eastside Avenue. Homes range in style from Victorians to Bungalows and Bunker style homes. Price range from under $ 100,000 to high $200,000′s.
