As a native Nashvillian and long time East Nashvillian ( 13 years ), I love that this article focuses on the East Nashville community pride. We have kept our little urban neighborhood pretty hip and cool over the years and love that  new residents who move to East Nashville automatically share  our sense of community while also bringing their own to the neighborhood. While East Nashville still maintains it’s diversity, artsy vibe it is a very southern neighborhood with gorgeous streets, front porches for porch sitting of course..and charming homes. I am fortunate to  help many buyers relocate to East Nashville from many parts of the country and I get to see their perspective on my neighborhood..which I love. Urban areas on the rebound are just for urban pioneers, right? Don’t tell that to people moving into East Nashville. “We have fewer pioneers and more families moving permanently into the area,” says Josh Ellis, who lives in a remodeled 1905 Victorian with his wife, Stefanie, and their newborn son. After 10-plus years of a slow and steady rise, the neighborhood has managed to keep its eclectic, artsy vibe while welcoming a diverse mix of newcomers. “Of all the great things happening here, when I see young moms pushing strollers down the sidewalks, I know this place is back,” says local shop owner Debbie Goodwyn.

November is here and the holidays are right around the corner. It seems like yesterday when we were still suffering through days of record breaking heat. If you live in East Nashville then you know that we know how to celebrate Halloween. Last night was East Nashville’s usual fair of children, adults and pets going from fully decorated house to house getting treats. When I woke this morning I noticed that not too many had been tricked..

On to the real estate market in East Nashville. The MLS shows that East Nashville had 48 homes that closed last month with an average ” days on market ” of 89 and the ” median home price ” being $149,155 which is a little higher due to the number of homes over the 250k price range being sold. The homes that are staying on the market the least amount of time ( 20 to 40 days ) are the ones that are priced competitively with other homes active on the market.

In approximately the past thirty days a little over 200 listings have been added to the current inventory in East Nashville. It really is a home buyers choice right now. Homes are are available in every neighborhood of East Nashville and in every price range. Home buyers if your are searching for new construction, an energy efficient home, investment property, turn key ( move in ready ) or an affordable home in a great neighborhood, now is your time. Never have I seen this much availability with such diversity in East Nashville.

Every year a local Nashville publication The Nashville Scene has there  ” Best Of ” issue where the readers and writers vote on what they feel are the very best Nashville has to offer and again this year East Nashville was voted the best Nashville neighborhood to live. Along with a host of East Nashville businesses East ranging from Restaurants, Art Galleries, Tattoo Parlors, Day Cares, Dog Grooming, Dog Boarding, Hair Styling, Vintage Shopping, Live Music, Organic Food, Farmers Market and the list go on..East Nashville ran the top of the charts in most every category..I have to say as an East Nashvillian for over a decade, I can agree.

This is why I love my neighborhood! We have something to offer everyone.

East Nashville Homes has now installed the latest technology for Nashville home buyers and sellers to search for listings and to get an estimated value of your home. Here on East Nashville Home’s website you can not only search for listings but search by only the criteria you are looking for. Under the ” Advanced ” search option you are able to search for Green Home options such as LEED certified homes and energy efficient features. You can also narrow your search to only short sales, HUD homes or foreclosures. All of these options are located at the ” Search MLS ” tab at the top of the page. East Nashville homes has also added an iPhone app so if you happen to be out an about you can search the MLS from your iPhone.

Most Nashville MLS areas are broken down numerically. East Nashville is area number 6 on the MLS. West Nashville which includes Belmont, 12th South, Vanderbilt, Bellevue, Bellemeade, Hillsboro Village and Green Hills is area number 2 on the MLS. Area number 1 includes Antioch, Berry Hill, Woodbine and the Nolensville road area up to Nolensville where it becomes Williamson County. These are just a few helpful tips when searching the MLS.

One the most unique features about East Nashville Homes newest search tool is that allows you to do your preliminary searching in the privacy of your home. You are also able to do a listing search, search for a home by the year it was built, style of home or particular school zone.

Whether your relocating to Nashville or you are a Nashville native, East Nashville is a community that you should definitely check when looking for a Nashville home. One East Nashville neighborhood that should be on your radar is Inglewood. Inglewood is quickly becoming East Nashville’s hippest neighborhood and for good reason. Inglewood is so rich with character. One can literally have the feel of living outside the city and also have the convenience of being only 15 minutes or less to downtown Nashville,Vanderbilt University Medical Center, Music Row, Belmont University or any other Urban locale. The commute south to Cool Springs, Brentwood or Franklin is approximately 25 minutes.

Inglewood homes have definitely appreciated in value over the past 5 years and will continue to do so with the addition of business to the neighborhood such as Riverside Village which host several small restaurants and is located at Riverside and McGavock. In addition to Riverside Village there is one of my favorites, Village Pub.

Home prices in Inglewood and in East Nashville are stable. Inglewood home prices range from under $100,000 in parts of Inglewood where there are still some investment properties up to $300,000 plus for a home in the Brush Hill area of Inglewood. Inglewood is a large area with some great streets and a home can be found to fit just about any price range and any life style, which is one of the many things I love about this area.

Interest Rates Drop Again:

The average rate on the 15-year fixed loan dropped to 3.95 percent last week, according to mortgage company Freddie Mac. That’s the lowest on records the company has kept since 1991. The average rate for a 30-year fixed loan fell to 4.49 percent. Rates haven’t been that low since the 1950s.
