One of my favorite parts of being a Realtor in East Nashville is helping a client find their home in my neighborhood. Whether they are already residents of East Nashville or moving from out of state or another part of the city, I love showing them around. I get the opportunity to see parts of East Nashville that I don’t get to visit on a regular basis. As a resident for 14 years now, it is easy to comfortable in my surroundings and working with them is exciting.

I often get asked questions about East Nashville regarding safety, schools, and which neighborhood might be best for them and while I would love to be able to answer those questions, I have to be what I call the ” source of the source ” to give a better explanation, I am not allowed to comment on safety and schools..bummer I know but Tennessee Real Estate laws prohibit Realtors form doing so. However, what I do is make every effort to give them every source I have available so they can access the information they need to be comfortable.

When It comes to making a decision about which East Nashville neighborhood might work best for you. Here is my guide line. The are a few things to consider. East Nashville is a great neighborhood for sure. It is fun, hip and one of the best places to live in Nashville but it is urban and it is city living. There are the issues that come with living in an urban area.

East Nashville is comprised of several ” neighborhoods ” and depending on what you like and your lifestyle, you can find your fit. If you like to be close to the action, then you want to focus your search on homes or condos close the Five Points area. Lockeland Springs and Historic Edgefield will likely be your best bet if you want to be within walking or biking distance. Homes will be more expensive in this area but occasionaly you can come across a good deal.

If you like the peace and quiet with a big yard and driveway then you want to look in Inglewood, Rosebank, Fortland Farms and Porter Heights. You will find homes here in every price range. Homes will be priced from 100k to over 400k and in variety of styles.

If you are an urban pioneer and looking for an affordable home with some character and willing to do a little work to a lot of work then look in areas like Cleveland Park, Maxwell Heights, McFerrin Park and South Inglewood. These are great areas and very up and coming with some great homes. Home prices will vary greatly from investment priced homes to homes that have been renovated and are turn key.

Eastwood Neighbors and Shelby Bottoms are two neighborhoods that are also fairly close to Five Points ( driving distance ) and have great homes that are moderately  priced.

East Nashville has something for everyone. Every type of person fits in here which is just one of the reasons I have called East Nashville home for so many years.

 

So what is it like to live in East Nashville? I get asked this question a lot. And I really do love to answer it and it has changed for me over the years as the neighborhood has gone through so many changes. I have lived any many areas of Nashville but East Nashville has definitely been my favorite place to call home for almost 14 years now.

My first year in East Nashville was so different than what you know today. There was no real ” Five Points ” or cute little coffee shops. There was still an something that attracted me to the neighborhood though and it still exist today. I think it was a sense of community, energy, diversity, and overall spirit that I loved and still love. While homes today look a lot different and many of the streets and sections of East Nashville have been renovated that East Nashville ” spirit ” that I love is still here. I have never lived in a neighborhood where everyone no matter where you come from or what you have mix together so harmoniously. I really love that.

East Nashville is a place for dreamers. Nashville is a music city and everyone knows that but Nashville also attracts many other extremely creative people. Writers, artist of all types, professors, scientist, environmentalist, circus performers ( I have a neighbor who rides a unicycle and juggles ) and just about everything in between. All of these people seem to call East Nashville home and they are fabulous additions to the neighborhood.

A neighborhood that is colorful. From the colorful homes to the amazingly colorful residents, you will never find a more beautiful and eccentric neighborhood in these parts. Drive around and you will see what I am talking about. Yards filled with lush gardens, gorgeous front porches, chalk art on the side walk from the kids in the neighborhood.

Community is of the utmost importance in East Nashville. I always feel like I live in a Village. I know everyone it seems. People wave to you when you drive by. When something happens people really pull together to help. Last year when Nashville flooded, East Nashville came to a stand still. We all got out there and helped out neighbors recover. We support our fabulous local businesses. We often joke that we rarely have to ” cross the bridge ” over to the west side to do or get anything. We feel blessed to have so many great businesses.

Kids, Dogs and Bohemians. Well we definitely go with the flow here in East Nashville and we are very family friendly. I would say that most every home here has at least one dog if not more..I have three. On the weekends we get out and play with our kids or our pets. We have so much to do from the dog park, Shelby Park and Nature Center, Shelby Bottoms and Greenway, Pied Piper Creamery, Riverside Village, East Nashville Community Center. There is always something going on in East Nashville.

This is my home. I can’t imagine living anywhere else. I love every opportunity to show it off to perspective home buyers. I love selling homes in East Nashville because I know that someone else will become a new East Nashville resident. I hope you will come visit.

Don’t tell that to people moving into East Nashville. “We have fewer pioneers and more families moving permanently into the area,” says Josh Ellis, who lives in a remodeled 1905 Victorian with his wife, Stefanie, and their newborn son. After 10-plus years of a slow and steady rise, the neighborhood has managed to keep its eclectic, artsy vibe while welcoming a diverse mix of newcomers. “Of all the great things happening here, when I see young moms pushing strollers down the sidewalks, I know this place is back,” says local shop owner Debbie Goodwyn.

November is here and the holidays are right around the corner. It seems like yesterday when we were still suffering through days of record breaking heat. If you live in East Nashville then you know that we know how to celebrate Halloween. Last night was East Nashville’s usual fair of children, adults and pets going from fully decorated house to house getting treats. When I woke this morning I noticed that not too many had been tricked..

On to the real estate market in East Nashville. The MLS shows that East Nashville had 48 homes that closed last month with an average ” days on market ” of 89 and the ” median home price ” being $149,155 which is a little higher due to the number of homes over the 250k price range being sold. The homes that are staying on the market the least amount of time ( 20 to 40 days ) are the ones that are priced competitively with other homes active on the market.

In approximately the past thirty days a little over 200 listings have been added to the current inventory in East Nashville. It really is a home buyers choice right now. Homes are are available in every neighborhood of East Nashville and in every price range. Home buyers if your are searching for new construction, an energy efficient home, investment property, turn key ( move in ready ) or an affordable home in a great neighborhood, now is your time. Never have I seen this much availability with such diversity in East Nashville.

 

Every year a local Nashville publication The Nashville Scene has there  ” Best Of ” issue where the readers and writers vote on what they feel are the very best Nashville has to offer and again this year East Nashville was voted the best Nashville neighborhood to live. Along with a host of East Nashville businesses East ranging from Restaurants, Art Galleries, Tattoo Parlors, Day Cares, Dog Grooming, Dog Boarding, Hair Styling, Vintage Shopping, Live Music, Organic Food, Farmers Market and the list go on..East Nashville ran the top of the charts in most every category..I have to say as an East Nashvillian for over a decade, I can agree.

This is why I love my neighborhood! We have something to offer everyone.
