The East Nashville housing market looks a little better in November. For the month of November there were 64 homes that closed. Of the 64 homes that closed the average ” days on the market ” was 84 days. The median sales price $119,950.

When I look at the market analysis for the month of November, a few things stand out. First is the amount of homes that have closed under $200,000 and secondly the amount of homes that are selling in under 60 days and even less in this market vs. the ones staying on the market over 90 days and some over 100 days. Buyer’s are out there and they are shopping for lower priced homes and they are looking in East Nashville neighborhoods such as Inglewood, Mailin Heights, Porter Heights, Rosebank and other great East Nashville neighborhoods for affordable housing. Homes that are priced right are selling in a reasonable amount of time IF the seller is reasonable about selling in the current market.

In the upcoming months the market may slow a bit during the Holiday season but in the new year will pick up quite a bit as home buyers and sellers get an early start on the spring ( yes, I said spring ) selling and buying market. I see this every year. Homeowners now is a great time to start thinking about what you may need to do to get your house in order if you plan to sell in the spring.

It  definitely feels like summer outside and the East Nashville housing market is starting to heat up a little too. The summer months are the usually the biggest selling months of the year. Home buyers who are relocating tend to do so during the summer especially those with kids starting school. The summer months are just more favorable for home shopping in Nashville especially between May and early July.  Homes show better and the weather is better for home shopping.

East Nashville Home Owners:

If you are thinking of selling here are some tips:

- Don’t wait until late summer..it is hot and people start vacationing later in the summer

- Even though the tax credit is over there are still buyers in the market, rates are very attractive right now and East Nashville is a market that is and will always be attracting future residents.

- Listen to your agent when pricing your home..do not rely on the comps that web based search tools provide and here is why: The information may not be correct due to the fact that we Realtors may or may not have updated our listings in their data base.

- Be realistic about your expectations when making improvements to your home. For example, what you can expect to net in your sales price vs. what you spend on updates and improvements to sell your home. Consult with a Realtor first. If you do decide to make any improvements please consider hiring a professional to do them.

- Know your market and make sure your Realtor does. East Nashville in the past 30 days had 209 new homes listed on the MLS. 164 of those homes were priced between 45K and 200K with the bulk of them being between 100K to 200K and the rest up to 639K . There were 121 homes that closed and currently there are 61 homes pending with 10 under contract. This should let you know that there is some competition out there especially in that ” magic number ” price range of between 100K – 200K with an average ” days on the market ” of about 74 days. 

- Hire a professional Realtor who is knows East Nashville. I can’t stress this enough. It is not only important that they know your home but they know your prospective buyer and how to market your home to them.

- Make your home ” smile “  and it will sell. I recently showed a home in Inglewood to buyers on a rainy day and the homeowners and done such a great job of  staging ( themselves ) their home that we all just smiled when we saw it. My buyers instantly knew it was the one. You could tell they loved this home.

The East Nashville housing market remains is still very active in spite of the tax credit expiring and the recent flooding in Nashville. Last week in East Nashville 30 homes closed, 19 are pending and 72 new listings added to the MLS.

Of the 30 East Nashville homes closed 9 were under $100,000, 15 were between $100,000 – $200,000 and 6 between $ 200,000 and $300,000. The East Nashville has stayed relatively consistent with the amount of closings per week vs. the amount of inventory that is listed per week.

So what is selling in East Nashville?

The magic number in East Nashville is the 100K to 200K and 200K to 260K ..Homes that are move in ready or need minor cosmetic updating. The areas that buyers tend to be gravitating towards are the parameter neighborhoods of Lockeland Springs where the homes are more affordable and offer a little more green space. Neighborhoods such as Inglewood, Porter Heights, Riverwood and Rosebank offer a variety of home styles and are great neighborhoods and yet are still close to all the conveniences of living in East Nashville.
